Procedures

Preventive maintenance inspection

Comprehensive preventive maintenance inspection procedure for residential and commercial overhead doors. This procedure covers a systematic visual and operational inspection, lubrication, hardware tightening, operator testing, and safety device verification. Regular PM inspections extend door and operator life, reduce emergency service calls, identify safety hazards before they cause injury, and maintain warranty compliance.

Photo eye / entrapment device setup

Installing and aligning photo eyes and entrapment protection devices per UL 325. Covers layout planning and bracket mounting, sensor installation, low-voltage wiring and operator connection, beam alignment, reversal and obstruction testing, monitored sensing edges and constant-pressure mode for commercial applications, and final documentation and labeling of the safety devices.

Door balance testing

Testing and evaluating overhead door spring balance for safe operation

Emergency manual operation

Safe procedure for manually operating an overhead door during power outages, operator failures, or emergencies, including re-engagement of the operator afterward

UL 325 safety device verification

Standalone procedure for testing all required safety reversal and entrapment protection devices on operator-equipped overhead doors per UL 325

Roller replacement

Replacing worn or damaged rollers on sectional overhead doors per DASMA guidelines

Bottom seal (astragal) replacement

Replacing the bottom weather seal (astragal) on sectional overhead doors

Weatherseal replacement (side & top)

Replacing perimeter weatherstripping on sectional overhead doors

Hinge replacement

Replacing worn or damaged hinges on sectional overhead doors

Operator installation (residential)

Step-by-step procedure for installing a residential or light commercial automatic garage door operator. Covers pre-installation assessment, header bracket mounting, rail assembly, operator mounting, trolley and arm connection, wiring, programming, safety device installation, and final testing with customer orientation. This procedure applies to chain-drive, belt-drive, and screw-drive residential operators, as well as jackshaft (wall-mount) operators where noted.

Cable replacement

Replacing lift cables on torsion spring sectional overhead door systems. Covers securing the door, disconnecting the operator, fully unwinding the torsion springs, removing the old cables from the drums and bottom brackets, inspecting hardware, installing and seating new cables, pre-tensioning, rewinding the springs to the original turn count, and testing door balance and safety devices.

Extension spring replacement

Removing and replacing extension springs on residential overhead doors. Covers opening and securing the door so the springs are at rest, disconnecting the operator, identifying and matching spring specifications, removing the old springs, inspecting pulleys/cables/brackets, installing required safety containment cables, mounting and routing the new springs, lowering the door under control, and balancing, tension-adjusting, and final testing before returning the door to service.

Opener troubleshooting

Systematic diagnosis and repair of common residential garage door opener issues. This is a linear diagnostic and reset sequence a technician runs top to bottom: verifying power, testing the wall button, checking the remote, inspecting the safety sensors (photo eyes), reviewing travel-limit and force settings, inspecting the drive mechanism, and finishing with a full safety test and documentation. It complements the symptom-based diagnosis wizard by giving a repeatable checklist rather than a branching tree.

Track adjustment and alignment

Adjusting and aligning vertical and horizontal tracks on sectional overhead doors per DASMA guidelines

Spring measurement & identification

Measuring and identifying torsion and extension springs for accurate replacement ordering

Torsion spring replacement

Detailed procedure for removing failed torsion springs and installing new ones on residential and commercial sectional overhead doors. Covers pre-job assessment including spring identification and IPPT calculation, safe unwinding of existing springs, hardware inspection, installation of new springs, proper winding, door balancing, and operator reconnection. This procedure applies to standard torsion, EZ-SET, and commercial duplex torsion spring systems.

Section replacement

Detailed procedure for replacing a damaged panel section on a sectional overhead door. Covers identifying and sourcing an exact-match replacement section, securing the door and disconnecting the operator, torsion spring unwinding and cable disconnection when the bottom section is involved, hardware removal, sliding the damaged section out of the interlocking joints, inspecting adjacent sections and track, installing and seating the new section, reinstalling hardware, reconnecting cables and rewinding springs, and balancing and testing the completed door. Applies to both intermediate and bottom sections on residential and commercial sectional doors.

Full door installation

Complete installation of a sectional overhead door system from start to finish
